We looked at over 200 buildings and from a GLA/ Sustainability Commission perspective we wanted to find a site that really exemplified a really sustainable development. You've got a very good carbon strategy. It achieves code Level 4 and it has a CHP system, but for us it's much more than energy performance, it's about - how can development create really vibrant liveable, high quality places that allow people to live low carbon lifestyles. I think it's extraordinary what the Waltham Forest team have managed to do, creating real mixed use, mixed tenure, being near public transport, enhancing the whole quality of the street [and] bringing life to the area.
