PTE’s ‘Next Gen’ House type gains planning permission in Birmingham

Pollard Thomas Edwards is delighted to announce that we have received planning approval for the next phase of our residential scheme at West Longbridge, Birmingham. Our client St Modwen Homes is delivering this phase as part of our wider 343-home masterplan for the former MG Rover site, which provides new homes alongside existing woodland as well as a nearby employment centre. It will also bring extensive improvements to the River Rea nature corridor: 148 new trees and 3,489 shrubs will be planted and a total of 680 aquatic plants will also be introduced to the river, to enliven the emerging blue-green townscape.
Working closely with the St Modwen team and Hemingway Design, we’ve developed a suite of new house types that are efficient with land, embed social value and provide flexibility for occupation – window seats at entrances, projecting bays for studying and hidden terraces at each level. It is the denser urban arrangement that is integral to the typology design that achieves a distinctive neighbourhood identity.”

The West Longbridge masterplan is guided by five themes:
Distinctively local: Creating a self-contained place with a strong identity inspired by Longbridge’s impressive industrial heritage.
Landscape-led placemaking: A navigable, landscape-led layout that responds to existing desire lines and vistas.
Rooted sustainability in an emerging masterplan: Homes and open spaces embedded within new and enhanced green and blue infrastructure.
Shaping up for the 2020s and beyond: Homes that ‘anchor’ residents during a decade of change, encompassing where we work, how we travel, how and where we socialise.
Towards 2050 - zero carbon: An urban layout with a variety of house types that considers mobility, energy usage and land use geared for tackling a zero-carbon world. Homes will be powered by a dedicated ‘smart grid’ - developed by next-gen energy infrastructure specialist SNRG - with electricity supplied and tracked to ensure this first phase of homes will be 100% gas-free.
The development aims to provide distinctive form and character, reflecting a growing change in people’s habits and priorities. It’s exciting to see this come to fruition.”
