Dilapidated commercial buildings and a car park will be transformed into apartments and offices, as the effects of the Kings Cross regeneration spread east along Pentonville Road. PTE, on behalf of client Groveworld, has won planning permission for a mixed-use development containing 118 apartments above offices and new premises for Europcar. The site is close to one of Europe’s major regeneration areas, within walking distance of London’s new Kings Cross transport hub, and enjoys great views towards St Pancras Chambers. The design features a series of distinctive buildings, which vary from five to ten storeys and respond to the three very different street contexts around the site. The double-height foyer gives access to a landscaped courtyard. Apartments are arranged in five ‘mansion blocks’ and range from studio flats to large family apartments and spectacular duplex penthouses. The car hire business will have a prominent ground floor reception, with their car storage located beneath the landscaped courtyard in a double basement. The exterior architecture features robust brick and stone framed facades with deep reveals. Balconies and bay windows are recessed behind the frame, creating shelter, sideways views, privacy and visual depth.
