Austin Road and Avondale Drive

Pollard Thomas Edwards plan to overhaul the ‘60s- and ‘70s-built Austin Road and Avondale Drive estates in Hayes for Hillingdon Council has been greenlit by residents who voted overwhelmingly in favour of the proposals. Turnout was high, averaging nearly 88 per cent across both estates, with a yes vote average of 86 per cent.

The current Austin Road site comprises mostly 3-5 storey maisonettes, with one 12-storey point block. Avondale Drive consists of three 12 storey blocks containing two-bed flats, most of which are socially rented.

The project will deliver more than 700 homes with new gardens, green streets and play areas designed with residents. There will be a range of tenures from replacement social rented homes and additional council homes to shared ownership and homes for private sale. Council tenants who are currently living on the estates are guaranteed one of the new homes and the development will be phased so that most residents only have to move once.

Dominique Oliver, the partner who led the competition-winning team which landed the project, said: “We are delighted that residents have backed our vision. Our masterplan reintegrates the new neighbourhoods with their surroundings through a network of traditional streets, with front gardens, trees and planting. The new homes are arranged around communal courtyard gardens over secure car parking.”
